Coe & Van Loo’s Survey Department specializes in A.L.T.A. / A.C.S.M. Land Title Surveys, Boundary Surveys, Topographic Surveys, and Aerial Mapping projects. We pride ourselves in providing the utmost in customer services, regardless of project size or location. We can accommodate short timeframes and difficult survey requirements. We coordinate closely with all major title companies and attorneys for both the buyer and seller through the entire survey process to ensure that each survey fits our clients' exact requirements for a smooth closing. Coe & Van Loo prepares approximately 500 A.L.T.A. / A.C.S.M. Land Title Surveys annually, ranging from single lot surveys and multiple sections, to thousand-acre projects. All surveys are handled with the same attention to detail and customer satisfaction that makes us the preferred choice for your survey needs. Our attention to detail begins in the field with an experienced Registered Land Surveyor in charge of the survey field crew. Our field crews use state-of-the-art Trimble GPS satellite receivers to accurately locate all field data on the site. The information is transferred to our survey office database, reviewed, reduced and adjusted to produce the basis for the survey drawings. Our skilled staff of Survey Technicians then prepare the survey drawings. After completion and acceptance of the A.L.T.A. / A.C.S.M. Land Title Surveys by the client and title company, Coe & Van Loo will record a Results of Survey, if necessary, with the County Recorder in compliance with Arizona Minimum Boundary Standards. After the A.L.T.A. Survey, and before the Construction Staking, a project goes through the Coordinate Geometry or COGO process. It is here that a Preliminary Plat fits within a verified survey boundary to produce a recordable Final Plat. It is the COGO process that creates the streets (centerline, rights-of-way, and curb), lots, easements and tracts by calculation and annotation files. These are also the base files for the infrastructure and improvement plans. Once a Final plat is ready for a submittal, it must then go through a rigorous plat review process by the Survey Department to ensure that the plans are correct the first time. Also, the Survey Department is responsible for the Legal Descriptions and Exhibits produced by Coe & Van Loo. After the computations are complete, a coordinate listing is sent to the Survey Crews for Construction Staking. The Coe & Van Loo Survey Team has experienced construction survey crews and we have an excellent reputation for providing honest, productive, accurate and reliable service. Our survey crews have years of experience in staking large master planned communities, retail malls, business parks, infrastructure roads, public and private utilities, bridges, resorts, and residential subdivisions. |
